Why Work With Rapid Roof Lifter?
Increasing Value In Commercial Properties With Roof Lifting
If you are a commercial general contractor, you are looking for ways to make the construction process faster, easier and more efficient. If you are working with a commercial real estate developer that is interested in expanding usable space of a current building or considering new construction, you should consider a roof lift as a viable alternative option. With prohibitive costs in real estate and new construction, our transformative roof lifting process is an innovative solution that can breathe new life into existing structures, save you money and unlock hidden value in existing structures.
The Demand For Industrial Cubic Feet
Usable cubic space holds significant value and usefulness in today's commercial and industrial properties. As real estate costs and construction expenses surge, building owners are reevaluating existing properties with a fresh perspective on their worth. Often, this worth is quantified by the amount of clear height a building offers.
Despite their prime locations, existing buildings frequently fall short of meeting potential buyers' or tenants' specifications. In today's market, one of the most common obstacles faced by commercial and industrial properties is a low clear height. Many existing structures are no longer able to accommodate the demands of the industrial and commercial sectors, which have outgrown the confines of city urban centers. There are countless square feet of commercial space in cities across the country that are losing competitiveness, despite their proximity to highways, airports, and urban hubs. While the square footage of these buildings generally aligns with user requirements, the majority suffer from the common drawback of low clear height.
The Result: Improved Real Estate Values
Rapid Roof Lifter works with commercial contractors to increase the value of existing structures. This can lead to a variety of revenue-generating opportunities, from expanding an existing customer’s operation, to lucrative, forward-thinking projects with real estate developers.
Roof Lifting Success Stories
Here are a few real-world examples that illustrate the transformative power of roof lifting for different industries:
Garland, Texas: We took an existing warehouse and raised it 15′, adding 2,340,000 cubic feet of additional storage area. Approximately 90,000 sq ft of the raised area was converted into refrigerated space. The owners of the building estimated that the investment in the roof lift had an ROI of 300%!
Oklahoma City, Oklahoma: We lifted the roof of an old strip mall to accommodate a new tenant. The additional 4′ height throughout the space that allowed the building owners to secure a high profile tenant which improved the overall desirability of the entire property!
Kansas City, Missouri: This project for a plastics company was a unique and creative roof lift. The factory decided to install a new tower for a plastics machine inside their current structure. We used a “reverse construction concept” to construct the top section of the tower first on top of our jacks. The top was raised and the middle section then the base was built under it and raised. The completed tower assembly was then lowered to its permanent position.
Aurora, Illinois: We used 3-stage jacks to perform this 47’ roof lift. This enabled the plant to bring in three new blown film lines. While lifting this area, the adjacent reclaim line was able to remain in production the entire time of the project.
